Plan Contents & Disclaimers
All plans consist of 4 Elevations, Foundation, 1st Floor, 2nd floor (if applicable), Bird’s Eye Roof, 1 Cross Section (through the stairwell), & Wall Section/Typical Details.
All plans show 2x6 Exterior Walls, assume truss roofs, & assume TJI or BCI floor systems (can be converted to dimensional lumber or floor trusses at builder’s discretion). Garage Walls may be 2x4 or 2x6 depending on the product.
All plans indicate size and location only. They are not complete instructions on how to build a house. It is ultimately up to a license contractor to take the plans as preliminary drawings and use his/her judgement and expertise moving forward.
All plans from House Wiser do not carry a stamp from a licensed architect. IF this is a requirement from your local building department, you will need to hire an architect or engineer to review and stamp the plans.
All Plans are delivered by email as PDFs in 1/4” scale, typically in ARCH C, D or E print formats. No physical copies are provided. Please allow 1-3 business days for plans to be delivered as we always do a final review of every plan before sending.
All sales are final . No refunds or exchanges. Please be sure that you have chosen the best plan and options to fit your needs prior to purchasing.
When selecting a home please note that the floorplans and elevations hold precedent over colored pictures. Pictures are sometimes examples of homes that have been revised or altered per that project.
All brochure dimensions are approximate and noted footprints include foundation & decks/patios, not overhangs.
Any Basement options not shown will have a standard layout including one rec room, one bedroom, & one bath.
All decks turn to concrete patios on slab foundations.
House Wiser retains title and ownership of all plans. House Wiser, as the Licensor, grants you, as Licensee, upon purchase, the right to use these plans to construct a single structure, unless you have purchased the "unlimited builds" option. All of our plans are protected under the Federal Copyright Act, Title XVII of the U.S. code and Chapter 37 of the Code of Federal Regulations. The plans licensed to you cannot be used or resold to another individual and cannot be copied or reproduced by any means unless specifically authorized. The “unlimited builds” option grants only one Licensee permission to build as many homes as they wish.
Any use of the Plans, and/or modifications of the Plans, by you, builders or others on your behalf, is done at your own risk.
The Plans do not include any plumbing, heating or air conditioning drawings due to the wide variety of local codes and climatic conditions. We recommend that you have a local electrical engineer, mechanical engineer or builder provide such of these drawings as may be required for permits and construction.
Any foundation plan and associated details included in the Plans are intended to serve as a basic guide for a typical foundation system. This typical foundation system is not site- or location-specific. You acknowledge our recommendation that you have a local designer or licensed engineer review the Plans and provide a site-specific foundation design if found necessary.
